the UK and an exceptional climate gracing the area with over 2300
hours of sunshine per year, a figure in France bettered only by the
Côte d'Azur. The sandy beaches of the Vendée are rated amongst the
best in Europe and inland the countryside provides both beauty and
variety.

prices in the area remain competitive as the
Vendée
although very well known by the French, is only now being discovered
by overseas visitors. The French magazine
L'Express in a highly regarded nationwide survey carried out every
four years and last carried out in 2006 rated the Vendée 3rd overall
for quality of life
out of 96 départements,
and 1st in France for family life and 1st for the retirement years.

Hunting Services
We can provide the
following services for those looking for a home in the South Vendée:

Contact the estate agents in the area for details
of anything meeting your requirements and send these to you. These
contacts are made face-to-face as estate agents in France are not
always responsive to e-mails. We would also contact the local
notaires (who often handle inheritance properties). We have
extensive local contacts with whom we would check for private sales.

Once you’ve had a chance to go through them, and
arrived at a short list, we could if you wish then do a preliminary
visit to each property to eliminate any obvious no-no’s: next door
to abattoirs, underneath high voltage transmission cables, adjacent
to busy roads, etc, the kind of things that do not ordinarily appear
on estate agents details.

Once the list is whittled down to arrange the
necessary appointments;

Accompany you on the visits if you wish: after
having done this a fair few times ourselves, we’re quite good at
spotting the potential problems and possibilities of older French
properties. We can also offer translation help if required.

To act as a contact during negotiations – carry
out any follow-up visits you might want to the property, liaise with
the agents and notaries, and generally make sure that the flows of
information run as smoothly as possible;

If you wish, we can also with the appropriate
power of attorney sign the compromis de vente and acte de vente if
you are unable to make a trip at the times these need to be done;

Make sure that all the utilities are signed over
to you and that the relevant local authorities are notified of the
change of ownership. We can arrange bank
accounts and insurance, contact schools on your behalf, introduce
property care service business and arrange estimates from
tradespeople.
Unlike many
house-hunting services, we work on an hourly rate basis and are paid
by the buyer of the property, rather than on a commission basis or via
payment by the seller or agency. This means that we have interest only
in helping you to find the right property.
Our Rates
We charge a flat hourly rate of €25.00, billed
monthly in arrears, for any work undertaken on your behalf. This rate
is inclusive of VAT. For property care services, a minimum of four
hours per month is billed.
We can also, of course, provide accommodation,
either on a per week or shorter stay self catering
basis.
